Clients often want to know how agents are going to get into their home when they are doing a showing.
There are typically 3 different options:
Lockbox -- Most common way to store keys for showings. Easiest to set up showings as there is no need to worry about opening the house up whenever needed. Showings could happen randomly while a buyer is at a house around the corner. All of a sudden they want to see it now after this house. So the agent calls the listing agent and sets up an appt. If the lockbox is set up and the seller is easy to reach then it's much easier to sell.
Owner or tenant is home - Not the best option. Buyers want to feel free to talk to their agent and typically feel they are invading peoples space and leave the property faster than if the house was empty. Now obviously there are some exceptions. Those who are elderly or disabled and not able to leave. Typically when our clients do stay for a showing they will stay as far from the agent and buyers as possible. Ie perhaps sit out back while they are inside. Once they go out back wander off inside or wherever to give a bit of space.
Keypad entry -- Some clients have doors with the newer keypad doors that you don't need a key for just a code. I have some clients comfortable allowing the code for access. Sometimes there's no places for a lockbox and the seller is not around so this is a great option. You can change the code anytime. Just give us notice so no one is locked out by mistake!!
