When a buyer finds a listing they want to check out they reach out to us and we agree on a date and time to go see the listing. Depending on each house there could be specific showing times (i.e. a tenanted property needs 24 hours notice to get in. If we do not provide 24 hours notice you cannot view it).
Once we have booked the appointment we wait for a follow-up email saying whether or not we are confirmed for the said date and time. We will then let you know if the appointment is confirmed or denied and/or if we need to reschedule to another appropriate time.
One the day of the showing it is important that everyone arrives at the house on time. We are only allowed into the home for the allotted time of the booked appointment. Typically we have 30 minutes per property to check everything out and to say on schedule to get to the next showing. It is best to show up approximately 5 minutes before the first showing time is scheduled to start. Regardless of how early you arrive though you are only allowed to enter the booked time of the appointment (i.e. if the appointment is booked for 6pm we can only enter starting at 6pm otherwise it is considered trespassing).
Once it is our time to enter the home we turn on the lights and we have free range to view the home. We won't take the lead walking through. We prefer to shadow my clients through the property. That way you can get a sense of the flow of the home and spend more or less time in whatever rooms or space you feel is important. Feel free to ask us any questions or tell us your thoughts as we walk through the home. The more open you are with us the more likely you are to find what you want and the process will be much smoother.
Once we've checked out the inside and the outside of the place the showing is complete and we are able to move on to the next showing and repeat the same process.
Some homes have cameras in or outside of the property and sellers just might hear the comments that are being made. Positive or negative can affect an outcome. This is also why we won't discuss prices at showings because we don't want that information getting out and then affecting us should we choose to do an offer on the property.
